Alpharetta and Milton Real Estate Statistics in Zip Code 30004

For our purposes here (and because this is the best way to obtain enough good data to have meaningful statistics) I’ve grouped together Alpharetta and Milton where they overlap in the 30004 zip code. These statistics are meaningful for the areas west of GA 400.
- Currently there are 691 homes for sale in this area of Alpharetta and Milton.
- There are an additional 79 homes working on an offer or are under contract.
- During the month of October, there were 48 sales. This indicates an absorption rate of 14 months supply of homes.
- During August, September and October, there were 174 sales. This indicates an absorption rate of just under 12 months supply of homes. During 2006 the same period of time yielded 254 sales - a reduction of 31.5% in volume.
- The average price of a home currently is $456,101. Last year it was $446,997. This is something of an anomaly, but, might help to explain why total sales are down. If prices were lower, there would have been more sale.

What this means for you as a seller is that you can still sell your home, but, you need to have superior online marketing and you need to recognize that in this market, only homes priced correctly will sell, regardless of how well it is marketed. With higher inventories and a buyer mentality that believes that they have the upper hand, you need to make your home stand out above similar homes.
