Extreme Marketing Makeover

Not for us, but for you! 

What are you doing to sell listings? We all realize that selling a home in today’s market is different than what we did last year because it’s harder to sell homes - this doesn’t take a rocket scientist to figure out. Our clients also know that when they list their home with us we can offer more exposure online than other agents here in Atlanta. Yeah, you’ve probably heard that from, well, just about every other agent. There’s even a guy on the radio that talks about how listing with someone other than him is a helpful as milking a bull. Have you heard that ad? Disgusting if you ask me. Certainly not the image I look for when seeking new clients with marketing. Anyways, I digress. The truth is that all agents like to say it, but, they can’t do it. Not like we can and still we realize that sometimes even the highest level of marketing on and offline still doesn’t seem to be enough. I’m not talking about the overpriced, under improved homes. I’m talking about good homes that are simply competing against more homes in the same price range and same area  with fewer buyers in the pool- active comparable properties.

The truth is that most good agents do a number of things that are exactly the same and they include; listing your home in the FMLS and most in the GAMLS, posting an ad on craigslist and various other useless places on the internet to be quite honest. But, hey, you never know where a buyer will come from so we do all of these things too. After all some people do use those sites and we want them to find your home too. That’s where the similarities end however.First, let me say that there are only about 20 or so potential people/agents/brokers that can offer you an online presence for your home that is different from the 30,000 or so other agents working in Atlanta. That’s a fact and the reason is because only a few people have what is known as an online presence that consumers can actually find. End of story here so I won’t beat this one to death.That said, if you want to sell your home there are about 20 companies who actually can do more online to market your home. I’m not going to say who they are but you can ‘google it’ if you want to.So now you have about 20 or so people who offer more value than everyone else when it comes to the ability to market your home online and you’ll need to really shrink that list down if you want to know the ones who actually use their online presence to market homes. Most simply hope to pick up a buyer here or there. Not us. We have always looked at the internet as the best place to market listings, not pick up buyers. So, our marketing has always provided more exposure on our Atlanta real estate website and that’s the way we want it. Read that again - to market listings, not to pick up buyers and not to pick up sellers, although we have been successful at both because of our approach.

The idea is that buyers turn to the internet and you know the rest of that bit because all agents use that line now because it’s the truth. The difference is that we use our superior online marketing to find buyers for your home. Always have, always will. I will stack my numbers against any other agent in Atlanta or any submarket in Atlanta that we list homes for sale in any day of the week, but, it does not end there. Not at all. Take for example our latest marketing addition. Lots of people have been doing this for years, but, we haven’t because there has not been a good solution. Single property websites. You’ve seen them and if not, here is one for a home in Martin’s Landing that I found and do you see why we never did them? Because that is awful. No offence to the agent as she was doing a great job trying to market that home. I decided to take my knowledge of internet marketing and put it to good use and so we have just today launched the newest (and we think best) single property website on the market. I personally designed and created it from various things I’ve learned through studying the best ways to market using the internet. You can view are very first one that we are using to market homes for sale in Haynes Landing, a subdivision in John’s Creek and specifically 10605 Timberstone Road. It’s complete with a slideshow, photo gallery, virtual tours, contact, email a friend, interactive map - go ahead - have a look. It’s as good as anything on the market for under $500 per house. Well, that’s actually not true - it’s better. Much better. Better looking and more useful and more to the point; our understanding of how online marketing works and providing a real soulution rather than some company that just wants to sell a single property website. With our knowledge and information, people will actually find this home online - directly. No other hometour can do that. They just simply cannot and that’s why we created our very own state of the art version and that’s why only we have it.     Great Job Ryan, Good internet marketing that converts is hard to come by with this caliber of single website for each property should keep you ahead of the pack. In Tucson I am thinking of going with the same single property sites to add some internet marketing diversity for clients. Keep us posted as to how well this strategy is working for you!

    I have always stayed away from single property websites. Whenever I looked at them they always looked kind of silly and I thought a bad website hurts more than helps. But the one you did is pretty nice. This might cause me to reconsider I just need to find some more time.
