Fall and Winter Curb Appeal
By Ryan Ward | November 5, 2007
While Atlanta doesn’t get as cold as cities farther to the north, we do have four full seasons and and if you are trying to sell your home in the fall or in the winter, you should consider the impact that the changed landscape will have from a buyers perspective. The most immediate difference for many homes will be the added exposure and light that your home will receive. This can work in a positive or a negative way for your home. Certainly, if you have some land, it will make your lot feel larger than it does in the summer, but, it will also expose areas of your home that don’t see as much light during the summer months.
Barren trees give buyers a clean view of your home and you need to make sure that they like what they see. This is an excellent time to evaluate a few critical areas of your that may have been overlooked in the warmer months.
- Soffits, Fascia Boards and Gutters- Make sure your gutters stay free of the falling leaves and the outside of the gutters are clean, not showing streaks and discoloration. Your soffits and fascia boards will be more exposed so you need to check corners and edges that may not be in the condition you thought they were in.
- Exterior Paint - Unless your home is brick, your home will be in more clear view so if your paint fading, it will be more noticeable.
- Landscaping- Fescue is primarily the only grass that will maintain a full green color through the winter, but, don’t worry too much about the color of your grass - some things are beyond our control. What you should do instead, is focus on highlighting some focal points of your home with colorful flowers, plants and shrubs that can add some vibrant color in the cold and dreary months ahead. A few good examples that will work well in winter are; winter jasmine, lenten rose, camillias, panzies and witch hazels. Don’t miss this easy opportunity to make your home stand out.
- Your Main Entrance - Make it shine. This is the best opportunity to create a warm and inviting impression on buyers and they will notice it as they pull up to your home.
Winter can be a tough time to sell a home, but, it doesn’t have to be. By executing a simple plan to add some color and recognizing the additional exposure of your home, you can turn a slower time to sell into an opportunity for your home to stand out above the competition.
In a competitive market, the details can be the difference between a sale and stagnant listing. Which home will yours be?
