Fulton County Leads Metro Atlanta in Population Growth

According to a report from the Atlanta Regional Commission, Fulton County led the 10 County Metro area in population growth during the period between April 2005 and April 2006 and all 10 Metro Counties grew in population over that period of time. In all, over 110,000 more people moved to Metro Atlanta bringing the total population to 3.93 million. I looked forward to seeing this years report, in particular I would like to see if the trend continues with people moving into the city of Atlanta as well as all of Metro Atlanta. Population growth in Metro Atlanta has been one of the major forces that has kept our real estate slowdown to a minimum and any significant slowdown in population growth could result in our real estate market sliding a bit further. We have been very fortunate for years in that Atlanta has maintained a strong and stable real estate market. Some areas of our real estate market have already slowed or been flooded with inventory. The luxury real estate market has a significant oversupply of inventory as does the intown Atlanta condo market. A slowdown in population increase could sill that slowdown over into the meat of the Atlanta real estate market, single family homes below $500,000.
