Home Sales Down in Alpharetta Area

By Ryan Ward | October 17, 2006

According to data gathered from the First Multiple Listing Service, single family home sales in the Alpharetta area are down 14% during the time period from 1/1/06 to 10/17/06 compared with the same time period in 2005. Here is a more detailed breakdown of how the sales compare:

Price Point                       ‘05               ‘06                   % Change

$0 - $200,00                       526              380                   -28%

$200,001-$300,000          1062              893                   -16%

$300,001-$400,000            764              625                   -18%

$400,001-$500,000            489              422                   -14%

$500,001-$600,000            275              269                    - 1%

$600,001-$700,000            180              194                   + 8%

$700,001-$800,000              94              109                   +16%

$900,000-$1,000,000           42                50                   +19%

$1,000,001-$1,500,000        72                58                    -19%

$1,500,001-$2,000,000        16                20                    +25%

Over $2,000,000                    5                12                    +140%

Total                              3587            3086                    -14%

One can clearly see from this data that there is a definate slowdown in the Alpharetta Real Estate market. Interestingly, home sales above $500,000 increased in 2006 compared with 2005 by 2.6% from 746 to 766 homes sold. This is due in large part to the fact that most new construction homes in the Alpharetta area are above the $500,000 price point.
