John’s Creek Real Estate Market Statistics

By Ryan Ward | December 11, 2007

Here are the market statistics for John’s Creek For the month of October. The statistics indicate that sellers are steadfast in their holding out for higher prices than the market will accept. Take a look at the sales price to list price and you will see that sold homes are actually selling for much less than they are listed for. This is a set of unreasonable expectations on the part of sellers and you can see it in other statistics as well.

Average Sales Price $339,606
Sales Price/List Price 92.5%
Average List Price $360,998
List Price/Original Price 98.3%
Average Original Price $367,254
Average Days On Market 95
Active Listings 108
Pending and Contingent Homes 9
Sold Last 30 Days 4
Sold Last 90 Days 20
Absorption Rate (Last 90 Days) 16.2 Months

During the month of October, only 4 homes sold and the absorption rate is astoundingly high at over 16 months. This exceeds the average for Atlanta as a whole and is higher than many other surrounding areas such as Milton and Alpharetta.

Sellers

If you are thinking about selling your home in John’s Creek, you need to have realistic expectations. From the looks of the statistics available, this is simply not the case. As a professional REALTOR®, it is my obligation to speak in an honest way and it is also in your interest to set more reasonable expectations for this market. Based on the numbers I see here, there are a great many homes for sale that are overpriced for the current real estate market.

Buyers

You can search for John’s Creek real estate on my website. For you, this is an extremely bright time to buy a home. As you can see from the statistics, inventory is high, and the homes that are selling are selling for a good discount off of the seller’s anticipated sales price.
