Milton Homes For Sale and Market Update

After writing recently about Milton and how great the value can be for someone looking in North Fulton for a home on land, I thought it would be a good idea to provide some statistics on the current market. I would just like to preface that it will become easier to put together market statistics specifically for Milton as time goes on and agents correctly enter new listings as “milton” instead of “alpharetta”. Certainly Milton has gained enough of its own identity at this point for this to happen. That said, here is what the FMLS tells us about the market right now:
Currently there are 72 homes for sale ranging in price from a 3/4 acre lot for $140,000 to a 12 acre English Manor home in North Valley for $4,600,000.
There is one contingent home and 5 more pending sale.
In January, 1 home sold.
In the last three months (November, December and January), 6 homes sold.
There has been a lot more activity on the part of buyers this past month than in the previous few months so we will have to wait ands see if this increased activity actually translates into more closed homes. For now, this is an opportunity for buyers with above average inventory. I would like to caution this statement with a small caveat because I do not want people to get the wrong impression - an opportunity for buyers does not mean for ALL buyers for ALL homes. What it does mean is that for certain buyers looking for certain specific types of homes there will be a few more homes that might be worth considering and there might be a seller willing to accept less than what they anticipated their homes value at prior to listing it for sale.
