New Atlanta Homes for Sale - Now is the Time to Buy!
By Ryan Ward | December 14, 2007
One of the best opportunities for buyers in today’s market in Atlanta is the new home market. There are currently over 10,000 new Atlanta homes for sale built in 2007 and many left over from 2006. With supply this high, builders are offering tremendous promotions and incentives for buyers. I drove by some new homes for sale on Haynes Bridge road in Alpharetta and you can buy a home for $100,000 less today than you could 6 months ago. This is happening all over the city. A home in Echelon is being offered at about $1,000,000 below its original asking price and the auction was extended!
More to the the realistic offerings, many new homes builders are offering upgrades - lots of them as incentices to get you to buy their homes. $10,000 and $20,000 in interior upgrades is quite common to find and prices are now flexible. I remember over the past few years, when I walked into a new construction subdivision the first thing that the listing agent would say to me was that the price is the price. Well, times have changes and the price is not the price anymore.
So for buyers, this should be a boon! At no time in the past 5 years have there been so many good deals on new homes as there are currently. So if you are in the market for a home, you might want to look into new construction.

It looks like it’s a great time to buy some new homes in Atlanta! I personally LOVE a buyers market.

I had some clients visit there last week for a preliminary job and move visit. They have received calls from every subdivision office offering the deal of the century. They were a little annoyed since they plan on not buying for 6-8 months.

Builders are typically quicker to discount than a resale seller as the homes must go. An individual seller can change their mind and stay.
