Quietly, Buyers are Landing - Not Just Buzzing

By Ryan Ward | January 30, 2008

I just wrote a post about a multiple offer scenario that I just had with a client and I see that another Alpharetta real estate agent has found himself in the same situation. Talking with another REALTOR friend today, it seems that the 2 of us were not alone in finding multiple offers on a home recently. I personally have seen a tremendous increase in buyer interest as many internet savvy agents have all January, but, there is more to it than just a few agents with a strong presence on the internet. For some time, myself and quite a few other agents have been talking specifically about how Atlanta never saw the big run up in prices witnessed elsewhere and we have thought that the market would return more quickly here than in other areas.

There is definitely merit to these observations as the more agents I talk with, the more it seems they are seeing the market stir to life as well. Now, I’m a resident of Alpharetta and Alpharetta real estate is where I spend the majority of my market analysis, but, this is not isolated to one of the strongest markets in Atlanta; Sandy Springs, Roswell and Dunwoody also have more interest than in months past and for the agents that have made it this far, we might see a real uptick in business.

So if you are a buyer, you need to be aware of more than what the drive by media screams at you every night about the terrible real estate market and if you are a seller, the worst may almost be over - At least in the northern sections of Atlanta.
