Sold Home Values For Atlanta From 3/07 to 2/08
By Ryan Ward | April 18, 2008
If You Don’t Acknowledge This Before You List, You Can’t Sell Your Home.
There is really only one trusted source if you are looking to find local real estate market statistics whether you are looking in Atlanta or some other area of the country That is the local MLS. Here in Atlanta, I use data from the FMLS (First Multiple Listing Service) as this is by far the most accurate information available because the collected data pool is the largest and most accurate single source. Websites like trulia and zillow do not have access to this data so they rely on information that is not as timely or as accurate. If you want the best, ask a REALTOR. It’s not a slogan - it’s the truth.
The Chart I have put together below shows the force of the slowing market as indicated through price reductions on a monthly basis over the last year.

Any Questions?
I’ve got a few more charts I’m working on getting set up and then I can post them all monthly as a quick and easy update so you can follow the trends. It’s important to note that sold prices are a lagging indicator of the market.
As Always…
You can search Atlanta homes for sale on our website with the most complete and detailed methods available to consumers.

There is a new website that clients can go to and review their realtor or get info on picking a realtor. It’s specifically for the Gwinnett County GA area. This is not a site for realtors, but for their clients. So, if you are a realtor, send your clients to the site to post about you.

I love the new look of your blog and the chart is also very helpful. Not only will the chart assist home sellers but home buyers as well. Great Job!

It’s very interesting how the prices are falling in Atlanta. I’m from Michigan and we all know how the prices are around here.

Alisa,
Why don’t you make this open for all Metro areas? There is certainly nothing wrong with a little more transparency for all of us.
