View all homes for sale in Chastain Park on our website. Chastain Park real estate can really fall into two different areas; the City of Atlanta or the City of Sandy Springs. The areas on the north side of Chastain Park can fall into the city of Sandy Springs and all areas on the east, west and south side of the park will fall into the city of Atlanta. If you are interested in buying a home in the Chastain Park area, it is important to consider the location as there will implications for property taxes.

Chastain Park Homes - Atlanta or Sandy Springs?

Convenience of buying on one side of Chastain Park or the other will not be much of a factor, however, property taxes might be a consideration. The millage rate in the City of Sandy Springs is considerably lower than the millage rate in Atlanta. Take the following as an example:

Many of the homes in Chastain Park are valued at over $1,000,000 so we will use this number as our example. If your home is assessed for $1,000,000 you will find the difference in taxes below leaving out a homestead exemption.

City of Atlanta millage rate = 43.863 mils
City of Sandy Springs millage rate = 34.5579

These are 2006 millage rates

Taxes are levied at 40% of the assessed value.

City of Atlanta taxes will be $17,545, City of Sandy Springs taxes will be $13,823.

Chastain Park School Districts

The elementary school districts that most of the homes in what is considered the Chastain Park area are excellent and include Sarah Smith and Jackson on the Atlanta side and Heards Ferry on the Sandy Springs side. There are a few exceptions however so you should verify just to be sure.
